Now I’m looking into the Detroit and Ohio areas (Toledo, Cincinnati, Cleveland, Columbus) since they seem to have growing populations and affordable properties under $200k as well.  

I would go on furnishedfinder.com which will allow you to look at MTR's in your area, see what they rent for, and see how many are "available now" vs at some point in the future.

Good potential for appreciation/rent growth upside as well in the next 5-10 years in my opinion with the market still being one of the most affordable in the country.

If you have a buyer's agent, you should have already signed a buyer's representation agreement and that fee/commission is disclosed in that document so you should very well know what that charge will be.If you were the seller and going to owner finance the property, what would you want to see from the buyer that tells you that they will be able to pay the mortgage moving forward. 

They started advertising some of their properties on my Investment Properties For Sale Show, and I have liked working with them a lot as well.

Closing in an LLC is also allowed with DSCRs if that's a concern.

My experience with PPR has been consistent with yours, as well as the search to find them.
