I live in the LA area and a 2x house hacker.

There is a lot of value in that in my opinion.Obviously if you are willing to live in a triplex or quad plex your chances of living for free increase, but some people do not want to buy that size of building to start and/or their budget will not allow them to.The best advice I can give to house hackers, is the same advice I give to my clients, is to choose the neighborhoods/towns/cities you would be willing to live in around the area you are targeting.

Based on what I know to be true, being a house hacker in saint paul myself, I have a pretty good idea of what areas this property could be in and whether your analysis of rental income and expenses is on target, but the greater context would be helpful to provide meaningful advice.

Keep learning and seek advice from other house hackers and investors in the forum it will really help speed up that learning curve.

I would connect with some lenders who do a lot of investment mortgages or have helped a lot of house hackers so you can be well versed in the financing opportunities available to people thinking about purchasing multi-family properties.
