Account Closed I know there are plenty of TK horror stories out there, and mostly they seem to have to do with buying low cost properties $30-$50k in undesireable neighborhoods or having poor property management.  

I presented in 3-4 minutes, and the defendant went on and on about peripheral items not related to the case.

The best tenants stayed and the undesirable ones chose to leave on their own (and took their pit bulls with them!)

Could indicate an undesirability of some kind.  

This is undesired and I suspect it is too late to change this tenant after they have you so well trained.  

There could be other undesirables depending on the lease.

Most will be unimproved land, most may be landlocked or unbuildable or otherwise undesirable from an economic perspective.

I had my realtor write up a Request for Reconsideration using off-book comps and eliminating undesirable areas from consideration.

Vague and undefined line items can result in an undesired outcome where you imagined one thing and your contractor another.

You could bite the bullet and try to 1031 out of it now, but you may get less than you want due to the undesirable location - you should talk with an agent about what you could reasonably expect, Philly isn't my area of expertise.Would the owner of the prop next door want to buy your unit?
