What I am really asking is if I buy a property in Kansas City with an FHA as my primary residence and do not rent out the unit I would theoretical be living in, would I be okay legally as my address in Columbia while finishing my degree is not a primary address, but rather just my temporary stay while studying?

If it was a property I was managing, I'd get the owner and tenant to mutually agree to terminate the lease early and work with the tenant on flexible dates for move-out.You should speak with your local municipality/county as the rental property likely needs to be repaired up to their code, and they can assist you with getting the tenants to vacate if it's a true safety concern, though you may be on the hook for at least temporary accommodations for them if they are asked to leave before the lease is up.

@Carrie Mims I see a few reasons that plan probably won’t work.First, it’s difficult (but not impossible) to find lenders who will do HELOCs on rentals (I know they’re out there because I have two, though I’ve heard some have recently put a temporary halt on them due to COVID).

You can start the application now but the SBA has a temporary stay on all loans that aren’t the PPP till the end of June so you need to make sure your Seller is very patient... and SBA loans aren considered fast in normal times.
