When will it be time for him to start behaving like a grown man who takes care of his own business and not cry and whine for Daddy Landlord to change his diaper and powder his tender bottom?

I mixed red chili powder in water, and sprayed it all over my front tires, wheel wells, and any areas that they were nesting daily.  

As portfolios rise into the dozens+, most I know just have an amount of reserves like 30-50k not including dry powder. 

Great skiing nearby at Powder Mountain and Snow Basin if that's your thing.

So I should go into capital preservation mode and have dry powder for buying opportunities.

If I were you I would keep my powder dry and find an equity partner for a good deal to cover the difference of what the lender will pay, split profits with him, and use that $20k for appraisals & closing costs.

That's why I was nervous and want to sell quickly, I want to get some funds back as cash and have the dry powder to load up if another crash comes.

Even better if the bump-out had a powder room too.

My wife and I just bought our first STR in Powder Horn Mountain neighborhood in Deep Gap, NC outside of Boone, NC.
