We visited during construction and walked in on the subs actually sweeping up and cleaning their mess and not knowing we were there.

It's been in sweep clean condition ever since.

Fortunately I did not leave the money sitting in a sweep and its been a great few weeks on the markets.

It cuts out a lot of the management, e.g. one tax bill, one insurance bill, tenants that write unit # on the payment, rent all the same for the same unit, reroof the whole thing at once, do upgrades as a sweep when units turn over, etc.The single family houses will typically get more dollars per square foot, more dollars per door, have less 'extra' expenses such as a playground, clubhouse, pool, common area, and have a lot less turn over.  

Do you allow shoddy work to be done on your home, and just sweep it under the rug?

@Eric BilderbackThere is a great service company called Propertymeld that is sweeping the industry in the PM world with modern day technology and API ability to tie into other software.

The bank account garnishment is a one time sweep of the account and will take everything in the account up to the amount you're owed except for the last ~$400 or so (I forget the exact amount).

I sweep that account so that there's never much money in it, limiting the amount available for shenanigans.
