It cuts out a lot of the management, e.g. one tax bill, one insurance bill, tenants that write unit # on the payment, rent all the same for the same unit, reroof the whole thing at once, do upgrades as a sweep when units turn over, etc.The single family houses will typically get more dollars per square foot, more dollars per door, have less 'extra' expenses such as a playground, clubhouse, pool, common area, and have a lot less turn over.

The bank account garnishment is a one time sweep of the account and will take everything in the account up to the amount you're owed except for the last ~$400 or so (I forget the exact amount).
