Walter White - did have a system that worked for awhile - but not real estate--I love the term meth strategies ---- I have taken many of those courses when I was younger,74 now, and you are right - some of these seminar leaders don't know much - they do know the buzz words that is the bait that attracts those looking for some cash flow.I took so many program that I decided to give some of my own - but with lots of substance - real stuff - street wise systems - I was determined to put together a program that works - what I discovered is ---- if you really want to learn this business - try to teach it.So---------FAST FORWARD ------ I am still investing and helping others (partnering), developed a reasonable portfolio with my wife of 46 years and have a great cash flow that is working well for us - we are now developing commercial real estate - having fun and living the good life with a wonderful family, a family that gravitated to this business as well.

That's really the key in identifying and choosing the right mentor not just someone who made it happen 1 time back in 2005 but now all they do is sell books and .mp3s all day on the one time they themselves (not their students) actually did anything of substance.

I understand what you are saying, there is some value in the small details, but as an investor I want the bottom line a quick snap shot of all the things that would perk up my ears, catch my attention, showing me that he or she did her homework on the rental property, is providing me with quick researched data points I would have to go dig up on my own to get quick insight on property as an investor, information of substance to an investor is what I want to know how does it compare on NOI against other similar properties in area, rental rates for area, any new upcoming developments in area that will increase value of properties in area, etc

People are sheep, thinking of them as all logical, rational, and educated investors is foolish.Thankfully, when they crash, it makes for good deals for the sharks, condors, vultures, or whatever predatorial term you want to assign to the rest of us :)Anyone with half a brain, that has enough money to go out and invest in real estate should realize the % rules are general guidelines, and don't hold much substance in specific regions.
