You are overthinking the stuff, but not the location.

However we can all thank Amway for how this stuff is presented thats the bottom line

If stuff is selling for the same price 3 and 4 beds then keep it the same...

Would love to hear from anyone with good pointers and stuff a newbie should be aware of!

But the learning curve is steep and I'm years ahead of you...I have systems in place to deal with this stuff that will take you years to develop yourself.

I just wrote him back and said hey we get into contract I can run some of this stuff down but not going to spend hours figuring out all the fine details on all the components of a new build ..

I see some stuff showing up from larger commercial real estate agencies but haven't looked into that much, just wondering where to start looking.Thanks again

I would send a service man out there , to look at the system , and then tell the tenant they have to order a part , you will let them know when the part arrives , but we will be over to collect the past due rent today .

(Don't buy stuff just for the sake of lowering your tax bill, it's not worth it)
