Overall, I strive to be responsive to tenant inquiries/complaints, treat my tenants fairly and with respect and so far (touch wood), I have not had problems with rent payments or property damage and all have extended their leases.

Whether you invest in real estate, bonds or equities, one should always strive for a well balanced portfolio. 

A word of caution about this though, many PHAs take a very dim view against landlords that do this on a regular basis and strive to make life difficult for them, mine included.

Despite the many horror stories here on BP, most areas don't require much of a landlord beyond what we all should be striving to provide at a minimum, safe, clean, functional and legal rentals.

Basically we are a one stop shop for out of state investors and strive to be excellent in all areas of our business.  

We strive to stay below 10% of our total credit line on the portfolio of cards. 

Why, from a philosophical perspective, do you strive for Financial Independence?  

It motivates me to continue striving for my goals and aspirations.
