New BP member - Buy & Hold investor in Huntsville, AL and Hopkinsville, KY

Hello friends,

Jason Gilliam here, 37 y/o engineer by trade, but striving to become a full-time real estate investor at some point in the future. Currently I own 2 SFR properties in Huntsville, AL (actually closing on #2 later this month!). After stumbling upon the BP podcast while on travel last week, I became obsessed with learning as much as possible. I've listened to dozens of the podcasts, this site is great.

While I live in Huntsville, AL and am currently investing here, I'm actually interested in acquiring properties in my hometown of Hopkinsville, KY.  The rent:price ratio seems to be more lucrative there, and 3/2 homes can be purchased at lower costs.  While I've had good luck with finding quality tenants for my Huntsville properties, it's hard to get more than a 1% rule for rentals (on properties between $100-150K).  From the research I've performed, my hometown seems to have plenty of properties available, a stable demand for rent, and a more lucrative ratio.  Plus, it's only 3 hours away and I have a large network of friends and family to assist if need be.
