- Budget- Permits- Foundation- Demolition- Framing - Windows and Doors- Roofing- Exterior Siding- HVAC Rough-In- Plumbing Rough-In- Electrical Rough-In- Structured Wiring Rough-In (Internet, Ethernet, Coax, Speakers, etc)- Insulation Batts- Framing Punchout (misc framing needed to account previous trades cutting holes and maybe needing soffits due to hvac or plumbing)- Drywall (Hang, Tape, Skim, and Sand)- Insulation Blow-In (if needed)- Trim (Base, Case, Crown, Kitchen Cabinets, Vanities, Etc)- 1st Paint- Granite Templating- Ceramics / Tile- Vinyl- HVAC Final- Electrical Final- Hardwood Flooring- Plumbing Final- Structured Wiring Final- Install Granite- First Clean (clean up all bathrooms and kitchens)- Drywall Point Up (takes care of all over cuts or mis-cuts from above contractors)- 2nd Paint- Carpet- Drywall Blue Tape- Paint Touch Up- Final Clean (remove hardwood floor coverings and plastic on the carpets)- Punchout (your guy to do the grout caulking, door adjusting, fine tuning)

You have to test who the speaker is and whether they are qualified to answer or not.

They do have national speakers who will try to sell you a course, but just leave your wallet at home and bring your biz cards for networking. 

Victor Jernigan, who s the Director of the REIA,  manages to bring us speakers from across the country and the information is invaluable.

Honestly I have never been one for Self help books or motivational speakers.

Many people are narrow minded and ignorant and complain about how the speaker only talks certain thing that they know about.

Most of the clubs here don't have an agenda, they just provide speakers with something to teach and no "run to the back of the room" to sign up for their seminar BS.

@Alicia MarksHere’s what I would like to see: with all of the guest speakers bigger pockets has had over the years, you should put a book together that goes into the mindset and steps it takes to become successful in real estate investing with multiple examples of how guests built wealth in their own way.

Currently this is little more than a Sonos speaker integrated with my smart home system that ensures there’s some relaxing music playing for guests when they open the door after what is usually a long drive in.

I belong to a group in Denver that meets monthly and we share ideas with each other while bringing in speakers each month.
