Warn them upfront you won't put up with it and the monitor. 

Is the courthouse the the only solution, or are the records readily available online?

Again, to me it seems there are only 2 options that are put in front of owners (buy for cash, sell on MLS) and that is from two different professionals (investors, agents) but I feel like there's value in being able to provide any solution for this type homeowner.

The trenchless repair seems like a great solution and it’s cheaper, however, I don’t know the pros/cons of both.
