@Rob Bianco: I understand the sentiment but I’d you have any sort of respiratory issue, are a smoker or vape you stand the risk of being very severely affected by this disease.

Cook County and a couple of neighboring counties are generally:- Postponing court dates for 30 days- Sheriff's are staying eviction orders and sheriff's sale for 30 days- Moratariums on foreclosure judgments (some for 30 days) 

If its their cooking, it may be a little more sensitive but also could be helped by getting a ducted vent hood.. 

(Side note: Black beans and rice is like the house hacking of cooking.

I sacrificed by working two jobs, 80 hour weeks, clipping every coupon possible before going to the market, shopping around to find the best deal on essentials, living in a cramped one bedroom apartment, walking to work, not going on vacations, cooking at home, saving and investing every penny I could by living well below our means.

Spending quality time with my girlfriend, cooking meals from scratch, watching a ton of movies.

I don't like either of those things in my unit so I am considering the following options:Option #1Ask both tenants to leave 30-days after I take possession of the property , renovate the units on the outside & inside (gutters, siding, interior paint, floors, mini-split units, ceiling, other miscellaneous things) then raise the rents to around $700/month each and look for good tenants (no smokers, no pets, good jobs) to put on a 1-year lease.Concerns: I question whether or not this is the right thing to do since the virus has many peoples struggling with their jobs and I don't know if its right to ask the tenants to leave during this "crisis" (they have lived there for 8 years and have been paying rent).

@Justin JonesHi Justin,I do not recall how much it would be for two, that was a long time ago lol.....however my grocery bill for a family of 5 (my kids are all under 8 but they eat like teenagers), is regularly $500-600 a month. 85% or greater of our meals is home cooked.

I know I need to provide the basics: dishware, cooking utensils, pots/pans. - Do you provide more things like a hair dryer? 

The gas is separated for the units as far as the gas hot water heaters & cooking but the thermostat is only in the upstairs apartment to control the heat for both apartments.
