@Adam Peralto More & more owners are posting here on BP about their rentals sitting vacant too long.Which means owners aren't paying attention to the rental market - which is slowing, causing Days On Market (DOM) to increase:(Take a look at the graph below from ShowMojo, comparing average DOM for 2018-2024.DOM are now about 40% longer than they were 2 years ago.Many owners also don't seem to be aware of real estate market fundamentals, such as seasonal effects:1) After September, when kids go back to school, there's a noticeable dip in activity in both the sales & rentals.2) After Halloween, there's another noticeable dip.

If the house takes longer to sell, we aren't losing money every month on interest payments and can hold for the right sell price.Cons:We lose our regular stable monthly income and have to rebuild again (we have done this before - this would be our 2nd "bootstrap, build, sell" business)We lose our 5 year history when it comes to conventional mortgages and moving into a new home for our own family in the next 2-4 yearsThoughts / recommendations?

@Chris Miller history doesn’t repeat itself, but it does rhyme.I remember 2006, and how the fed was engineering a beautiful soft landing and everything was great and home builder stocks and banks and investment banks were THE stocks to own because all the data was pointing to a rosy future.The only data source you would need is the yield curve.
