I started 6 years ago with my first remodel and after 6 years, I am listing my first custom home build that is just about 4,000 sq ft.

Location and simplicity of the remodel.

It needed a kitchen and bath remodel, flooring and paint throughout, deck repair and staining, and some electrical and siding work.

The AIO is our only debt on the property and is in our personal name (not an LLC) as a requirement of the loan.We are looking to do an extensive addition/remodel on our personal home, and given current rates, we are considering using the AIO loan to help pay for it. 

Projects in this price range are our bread and butter -- custom builds, whole house remodels and additions. 

It's a good thing I'll be able to adjust rents up however, because operating expenses have gone way up also thanks to steeply increasing property taxes, insurance, utilities, lawn care, snow removal, appliances, hiring anyone to do anything, materials, price per square foot to remodel, etc. all goods and services have gone way up.  

The house was newly remodeled so I don't expect there to be any maintenance issues for a while.

The house is great, great location and we remodeled it a little nicer than we originally planned given the strength of the location. 

I plan to fix foundation, do roof replacements on both structures, do bathroom remodels across 2 bathrooms, new flooring, electrical repairs, add fence & gate, more landscaping. 3. 3plex is held in a LLC of mine. 4.

House was for sale and I did not have a realtor yet so I just walked around and took a peek in the windows, I think it was a remodel/update or new build, but fit in seamlessly.
