my best advice would be to start listening to the podcast religiously You can learn a lot.

Meanwhile, I went to a music festival that closed-IN people living in rundown apartment buildings.It was surreal.The city literally had an entire section of town off of Fremont St closed off, and people lived in government houses inside the festival.

(I've only attended Black Diamond sporadically because I live in Rhode Island, where I attend the RI Real Estate Investors Group more or less religiously :)

In parallel, I'm researching and studying mobile home parks niche, and religiously follow Kevin Bupp and his podcast.Shout out to my friend and BP member Andriy Boychuk, without him I wouldn't be on BP.If you live in NYC metro area I would love to meet for coffee/lunch.

We did some (very mild) white water rafting outside Canon City and went to the Blossom Festival last year... absolutely gorgeous area.

They even have a Luxemburg festival here!

I think I listened to 2 or 3 podcasts that same day and now religiously listen to one every day (I started at Episode 1, so I have some catching up to do!).

Maybe look for affordable cities that have some kind of draw to them like universities (especially if sporting is big there) or concerts/festivals.
