I'm trying to get my foot in the game as a real estate agent and investor in NC.

You can add services and upsells the clients foot the bill for, like spa/massage/private chef rather than pouring more capital into the property.  

I like the idea of charging by the square foot.

Hopefully, the footings won't need to be addressed!

Im a very vanilla investor, and not well versed in different finance options but it seems like an acceptable, but not ideal, option for getting your foot in the door with low initial funds/experience and very little effort.

Ask what the average price per square foot houses sell at in those areas, or what a multifamily property sells for.

How DO you get your foot in the door?  

I am trying to come up with a slew of options to present to my ex-partner that will enable me to keep the home while relieving her of her responsibility and ownership claim, that does not disturb the financial instrument until such time that we deem economic factors make a refi more appealing.  

(3 by 6-foot hole in dry wall; Garage access door complete broken off with damage door frame, the main entrance door way frame is broken and need to be replace, damage to the rear entrance door frame as well).

I'm still trying to learn all I can as I look for an opportunity to get my foot in the door to investing in vacation rentals.
