Longhorn does not push bad deals and bad situations onto borrowers, it's better for all to turn down such deals.

So, at the end of the day It’d be a wash or a little loss, cashflow wise, on one house and I’d gain ~$300-400/mo on the other house.

You should have a 593 form from escrow that they held some money back, and then anything above what escrow holds above and beyond that amount your CPA will calculate to pay next April or October 2025 (depending if you push back the deadline/file extension).

IMO the inventory shortage has pushed primary buyers into investor territory. 

If you push on the sheetrock/drywall and its solid, its surface stuff.... if its soft at all, then its more than surface and the drywall needs to come out and the real reason for the mold needs to be figured out.Based on pictures, its looks solid, but pictures can be deceiving.If its surface, its all about moisture and ventilation. 

I am hoping to find some like minded investors that are focusing on the BRRRR strategy with single or small multi family homes that we could help push each other and grow. 

Most lenders will require any partner with 20% or greater ownership to be on the loan docs, but I have seen occassions where lenders pushed that requirement down to 15% or even 10%.
