I'll reiterate that at this stage I'm not yet ready to jump on any one property, this is purely an educational exercise for me.

I know that a few 4-star reviews are a result of pure randomness. 

The claim of all their family members getting sick and that they experience  symptoms the moment they step in the house and they can feel it in the air is pure bs. 

I personally think this deal sounds great (going purely from the numbers) because you have a real value add opportunity if you are buying on actuals. 

They also include a unit of battery's that will store all of the energy collected from the various sources so that you can use the gas generator as little as possible.

Pure and simple, the real deal, no hype.

It will probably take me about 5 years to get my money back, but after that it's all pure profit.

Check for slow drains, too, and run hot water down the kitchen drain for ten minutes to help clear any grease buildup.Also, check the number of toothbrushes to see if extra people are living there; check smoke detector operation (has TENANT removed batteries?)
