Although I am no longer a licensed agent in Texas, this is the time frame that it took me to go from un-licensed to licensed:Jan 3rd - Ordered course online from agentcampus.comJan 20th - Found broker to sponsor / hang licenseJan 30th - Submitted 150 completed course work to TRECMarch 1st - TREC responds needing finger printing & bg checkApril 15th - TREC BG check / Finger prints receivedApril 15th - Pay HAR/TAR/NAR/CSS/Broker duesApril 20th - License "active"May 1st - 1st contract writtenSo it takes roughly 5 months from start to finish.

The deed is from b to c, the HUD-1 is b to c,there is nothing in the docs that has a's finger prints on it.

You may also want a card to give to sellers "we buy houses" and perhaps a third for investor buyers "join my buyers list"I often just print mine on my home printer with business card stock.

The current administration either doesn't see it or likes what they see and will continue to grow all of these items.My simple question is, how high do the above percentages need to go before we realize it is not fixable without either declaring bankruptcy or printing so much money that we face unsustainable inflation?

Instead in the dinky print they got to hang on to a 2 year escrow amount so could not reimburse us till five years later.
