In reality, it always takes longer and costs more than you planned, and you sell it for less, so 10% of ARV is doing pretty good. You'll need to find people in your area to speak with to get precise figures.

Short sales can go on for a long time and all of my contracts say no deposit, no time periods to run, no obligation at all until the bank signs off on the deal in writing. You would do well to get your money back and run because Nick spelled it out in very precise terms. Many agents think they know what they are doing , they might even be real nice people but this is a game where the banks move the goal posts all the time.

To be more precise, only Fannie allows up to 10 properties with a min 720 credit score, 6 months reserves of PITIA.Freddie remains at 4 which is why you could have a problem getting up to 10 with several lenders as they sell to both Fannie and Freddie.

My guess is you will be lucky to get an actual number out of them. The more precise the information you use for your estimate the more accurate the estimate.
