I own one of the units out of a total of eight in the building.There is a copper drain pipe leak inside the common wall between my unit and next door.Very old building from the 1960s, 1-1/2" copper trap arm from the kitchen - most likely previous owners or tenants used drain cleaning chemicals that ate into the copper, and the pipe has developed pin hole leaks at the bottom.

I agree, it's all in the "virtual team" you build, and you don't always get the "best of the best" first time around, but networking with people on the ground, you get referrals to the right people.Even my initial "not so reliable/not so top quality" people did an OK job, they took a little longer than I expected, and I had to pay extra to have things "done better" which ate into my profits, but my profits were good anyway.

Oh yeah, they also ate the cost of the appliances and 10% contractor management fee because they forgot to include them in the initial quote.Bottom line, I will not be doing any more renovations from afar if I can help it.

Here is the original text of the e-mail from the worker completely unedited besides names "--XXXX XXXX with XXXX Electric here is a rough est to replace panel with 20 pos panel $800 but could be more if we have to replace pipe coming in, to install cans to cut in cans and fish in cans your looked at $275 per can + cost of can and trim 14 × 275 =3780 + price of cans, if ceiling is completely open we can take $60 off per can we charge 200 per opening and 225 per circuit, dimmers ate $45 each time and mat to move circuit for laundry and anything else that need done just let us know when your ready"The original breakdown of all the work by the worker had these 2 line items: 12-Instalm 10 opening at $200 per opening=$200013-Install 4 circuits in kitchen at $225 per circuit=$900"The actual invoice changed 12 to read "Supply and Install duplex G.F.C.I. outlet in bath or kit.

They went through several aspects and it falls into place, they fund, the can take it back, the sell it turn key, etc.So, I'd say you become more informed as to ploys ate business strategies, need to determine how ethical and legal they may be, but it does make the gap in your brain spark.
