Real estate is something I wanted to do because it builds permanent wealth.

I am a 28 year old recent Canadian permanent resident living in Moncton.

So this is what I was thinking:Buy a "turn-key" or move in, or almost ready to move in multi-family home with FHA financings if possible, if not that would be okay and move in there for a year since I will need a place to move and I want to be picky about the house I will be moving into...okay my wife does.During that year look for my permanent house that would "BRRRR" and do all of the process except the rent part and move there after the year. 

The chances of getting permitted to rent something other than a permitted structure on a permanent foundation in J-tree is slim, and the County is all over unpermitted rentals. 

Would probably involve putting in a permanent foundation, and re-siding the home at least (probably getting a permit for a remodel) - not an inexpensive proposition. 

It's truly a life hack, so we're not ready to settle down into a permanent home just yet.

What I’m finding is that while some companies are moving to permanent remote work, just as many are continuing to use physical office space.

Maybe permanently.

The cash flow from your next investment pays off the HELOC and you wouldn't have to sell your equity to the bank permanently.

My thoughts on that are since it's part of the fitting (it's between the flange and the bottom of the bowl),  it may remain sealed or reseal itself in a scenario where once the wax gasket is deformed for whatever reason the resulting leak is permanent until you replace the wax gasket.Again, experience over time will prove it's suitability for the application.
