If during a climbing market relying on SOLD comps is effective, you have to take other types of comps into consideration when a market is slowing/pausing, like it is now, and instead really focus on what is going on NOW, what is pending, compare listing to pending price to give you an idea of what the price trajectory is and how quickly inventory is moving.

I want to be able use it like listening to an audio book ie 1) to be able to pause and get back to exactly to where I stopped, even when the app is closed, 2) to be able to fast forward/backward say 30 seconds.
