It did for me.If you're just starting out, going into student housing can be a bit more challenging than regular rentals as you may have to deal with more issues that arise from them being there.

Staying below that number of units will keep any mistakes you may make small enough to not destroy you.As Rich pointed out, going to larger quantity doors gets you into unchartered waters such as the laundry contarcts, etc.Managing a 12 unit or a 4 unit is identical.

I talked to a title company who I had a good relationship with and they were able to give me a list of pre-foreclosures or you could always go to the county websites and look up auction lists and go 2 months out (going to auction 2 months from now) and try to get a hold of them.
