There won't be any grand entrance with 30 ft high windows or anything like that but I will have reception and lobby areas like a small real estate office would have.

I didn't go the "official" turnkey route, meaning I didn't buy the property from a turnkey company.

You were officially "out" of the lease at that point. 

They will likely want an official appraisal as part of their due diligence, so make sure your numbers are conservative.
