Has anyone here dealt with occupied REOs in San Francisco?

Food for thought: it is easier to get a loan of any sort on the owner occupied part, to include HELOCs. 

If you are not going to rebuild they will settle at actual cash value/market value minus the land.There are policies out there that will settle at cash-out replacement cost but they are rare and typically offered by higher end insurers for higher end owner-occupied homes.Every insurance company uses software to determine the estimated replacement cost of a home.  

I have 3 fully occupied properties that rent for $9200/month.

In Volusia county, FL specifically I have seen that B-4 general commercial zoning has a clause allowing a single family residence to be occupied by the owner on the property.

It seems like these are non-owner occupied commercial purpose business loans, so TRID disclosures don't apply, which is why they are able to keep changing the numbers up until you sign.

I bought a house on 10 acres with 5 % owner occupied down.
