I’m at the very beginning of my REI journey and I would love some guidance on how I can best optimize my planning, research and saving phase (which I’m dedicating 2025 to).

The wood harvested back then was much denser from older more mature trees. if you are saying balloon framing is better than new construction I think you should demolish a few hundred houses like I did my friend Never heard of balloon framing until now, I looked it up, it’s not good, but what John said about 50s and 60s builds in Central Texas is very true, the wood inside these homes are way better than what’s available today.

I have decide not to out it for now.

Life Changing is my go to now as their owners and 5 of their loan officers have even joined my group.

We are now seeing that they put big heavy stuff on the walls that created half inch holes in several places that will have to be patched on very nicely textured walls.

They also want you to spend on ads around $1500 so initial total investment is around $60,000, but NOW it's +$15,000 since the new year.

You'll now have a rough idea of the repair cost and can factor that into pricing or negotiations with the next buyer.

Now, you need to figure out how to find deals and pay for them.

Right now, the successful investors I work with are all pivoting to fix/flip and development.
