Though San Diego has mild weather, it still gets into the high 70's and low 80's sometimes, and the closeness to the ocean causes some humidity, which without HVAC it is uncomfortable, same with heating, it's a necessity.

You know, the other thing is this is just basic business necessity.

Also, it can be a negative in the sense that people take money they don't have and should be spending on other things like life necessities and spend it at the casino (there's many a welfare and disability check squandered at casinos)When that happens it means those funds aren't being used to support neighborhood business.

At least for me, there are necessities that I look for in a brokerage that will provide me resources causing an advantage to representing myself as opposed to a disadvantage with extra costs. 

Ultimately I would guess you need to build a rock solid team first and foremost, the same necessity that I needed to do locally.

Nothing wrong with this and it will lead to some of the best returns, but you rarely talk about the negatives, chief among them the added risk of more leverage and the necessity to be right about a lot of things. basic finance shows us that if you get over leveraged, you destroy value pretty quick: Again, if the investor has a deep understanding of the market and the time to keep track of the needed variables, this can be quite profitable.
