If you plan for high stable economic vacancy, higher expenses, no rent growth, higher cap rates on exit and your numbers still make sense, then you buy.Unfortunately, virtually any listed property in my market (DFW) does not make sense at the asking (or close to asking) price if underwritten with even mildly conservative assumptions.
