I'll let the experts respond, other than to say that it strikes me as a pretty thin spread between borrowed (7-8) and lent (12) monies.

I have a good credit score but they are having issues seeing that strike on there.

Leave the Federal ones be, at least for now.Start funneling all money to whichever PRIVATE student loan has the highest interest rate and is also within striking distance.My wife and I have basically been doing the snowball effect in reverse for our private student loans.

There could be reasons to convert rather than distribute, but it's a matter of an overall financial planning.You're correct that my point was - yes, it might make good sense to use up the entire $65k in one strike.

And at the same time wire in a strike price that anticipates whatever you want for appreciation. 

I know this isn't their fault but we should have some kind of protection if the states are going to back this rent strike. 

So, I have been reading about the areas that have rent strikes and draconian “No Eviction or Penalties” cities and states.
