(12) Prepares or provides a broker price opinion or comparative market analysis as those terms are defined in this Act, pursuant to the provisions of Section 10-45 of this Act.I interpret this to mean someone who is not a broker in Illinois shouldn't be trying to sell someone else's property.

The statutes are very vague and can be interpreted in a number of different ways.  

You may be right about the first part under some interpretations of the North Carolina Tenant Security Deposit Act and based on how the lease is written, however in North Carolina the landlord does not have to remit the interest on trust account to the tenant, so they wouldn't necessarily owe the tenants money - it would depend on the lease.

In most instances, even if you are in technical violation of the law (and even that may be subject to interpretation), doing a single transaction, as opposed to a continuous business operation, would probably go unnoticed.  

All,  thanks for the feedback and @Bryan Blankenship I see how my original post could be interpreted to see that I didn't want to rent to them because of children. 

Mainly because someone is helping you interpret/make decisions on numbers, rather than just recording themIf you go this route...

I interpreted it to imply that because an institutional lender used it, then therefore it was "good enough" for an individual. 

(these are the most common ones I have had in the 9 years that  I have been managing properties) I try to keep the questions as generic as possible so that it could be interpreted in the way that best fits the tenant.
