Since house flipping has become so popular over the past few years, it's never been more critical to give your projects that extra *POP* that homebuyers will notice as they're swiping through Zillow. 

Everything comes with a risk but I want to hear everyone's opinions for both states in the long run, thanks in advance It really depends on your style and goals and type of investing.I invest in multiple states and there can be some substantial differences.First decide if you want to do Flips, Long Term Rentals, Short Term Rentals, Shared Housing, Multi Family, Land, Tax Deeds, REITs, Syndication, Commercial and then decide. 

If the property is vacant, you will attract a larger pool of buyers as not everyone looking for a house wants to use it as a rental.

But, these broad market studies are so large, they are almost meaningless, in the real world.Between glut of new supply in many "hot" markets coming online, a continually softening economic outlook, inflation over last couple years making day to day items feel cost prohibitive, many average renters are strapped and seeking lower cost housing.  

So in Real Estate, say your doing a "volume model", let's say sec8 housing.

This was a great way to keep the home in the family and avoid the house going into tax foreclosure.
