Ottawa was great but the numbers dont make sense no more.I also found that in many of these markets, the sellers are retiring, they are not overly greedy, some offer seller financing and there is always great value add opportunities (mostly under value rents, easy light reno cosmetic jobs and leases that include electric heat and water which can easily be transferred back to renters.

Isn't the way every piece of real estate advice begins.My personal preference, in the current market, would be to buy more rental properites (assuming the market you are investing in is not over heated and can't cash flow.)You can absolutely get more than 10 loans as others have stated above.

I'm not really excited about leaving an electric heater running unattended, nor do I think that curious, uneducated minds would think it was necessary to run one in an unoccupied space, nor would they appreciate the extra heat in summer, or the extra expense added to their electric bill.I'm wondering if anyone has tried any of these, or if they have success doing something else to help cure a damp basement.Thanks in advance.
