if you had done a ground up ADU addition, I was curious what your valuation was.  

I'd never buy a development unless I was confident in the valuation and there was data to back the feasibility of the build. having preliminary approval is very different than permit ready where you can put a shovel in the ground day one.

I hope they get back to having every day investors who built a portfolio from the ground up, house by house and can talk about how they did it and the different strategies and routes they took that others can learn from and deploy as well.

I don't live in the city where it's located and don't think it burnt to the ground. 

I would not invest if the good guys are losing ground, but that would run counter to your description that it is an appreciating area.It looks fine to invest in for the information you shared if the long term forecast for the area is safe and stable to improving.

I think the technology based brokers will find a way to undercut the on the ground agents.

There is a deck around most of the house that is 8-10' above the ground in the front, and a full story above the ground in the back.
