Albany Park and West Ridge are near us and merit a closer look.

So they're closer to retirement age.I quit my w2 in my early/mid 30s. 

Was able to negotiate driveway and grass for half cost, that's pretty great for my buyers.

Because you don't have a plan.I only recommend selling a property if you have a place to put the money and produce a greater return, or if selling moves you closer to your goals.

Demand will be lower than those closer to Portland or Bandon for its destination draw. 

Essentially, is this home superior or inferior and can it pull an after repair value closer to $160K than $142K?

I included a chart below so you can see what those LLPAs will look like , as you will see the closer you get to a 90% loan to value (10% down) the larger the hits to the rate are, therefore increasing the costs/rates.  

I'm honing in on a townhome that's closer to work.

Saw a house with a For Sale by Owner sign in a yard with tall grass and after some drama, we have a house.We have dealt with long term rentals for over 15 years, but not aggressively ( keep them rented and do some improvements ).This "old house" needs, updated HVAC, new roof, new kitchen, some broken windows, upgraded electrical, water run off issues...I'm just starting to clear the house out with multiple dumpsters and starting to get quotes.  

My question for you would be if you've run any projections on getting that -$600 closer to $0 or even positive.
