Ultimately, after speaking with my Insurance agent (I realize they would be biased but he is also a friend) and a few other folks I really respect in town I decided the easiest route was to have the person(s) in question sign a personal injury release and give them the $300.

As stated before, I implore that if any landlord has racial bias or fear of minorities you will not be good at it in those areas.

Not to mention, phenomenal hospital systems, the largest research university in the country, and THE best college football program in the nation...I'm certainly biased, though, as I've lived here my entire life.

Blindly asking BiggerPockets, or anywhere else, is going to receive a lot of incomplete, or biased, responses, and ultimately won't help you make an informed decision.

Prices will always change, with a bias upward.

I like to get a reference and then ask the reference for another reference (so you get someone who isn't biased or preloaded to give a good review).My wife and I just had our first baby this year and between my California rentals and my Ohio rentals I spend more time on the Ohio ones, but it's all from home so I get to spend more quality time with the family, so that's another benefit one you get a few under your belt.I'll be happy to chat sometime and share a few stories, just PM me.

I'd just ask my tax strategist what the best scenario might be, not specifically mention flipping to avoid suggestion bias.
