There is almost no way to do it in NJ right now because the market is so hot and flush with cash buyers, so absent a relationship or partnership with cash of verified funds, you need money to invest in Northern NJ now.

My guess is most make a great profit off of rentals from 1969 that have single pane windows,  2" of insulation full of formaldehyde and rat droppings, leaky water fixtures with 10 gallons per flush, asbestos, radon, 80% furnaces and water heaters and windows with lead paint on them... oh but I gave the tenant the brochure so they're good... plus I put in an ikea kitchen in the unit so it looks cool.

If you are running septic, you will most likely need an up flush toilet with a grinder pump and it will cost ya more. 2. are you already roughed in for a bathroom in the basement.

If you are exceptionally flush with cash and know %110 for certain that the play is a good one then it might make sense.
