Do the same behind the fridge , dishwasher and under the sink.

Tons of back and forth about the rent, and he would always bring up small issues like  the fridge wasn't cleaned or the towel holder is loose.

Fridge, oven/stove, dishwasher, microwave/vent) -New sink, porcelain or something? 

If there are appliances in the home, make sure they are turned off (no water to the washer, fridge is unplugged AND the door is open).

Even with things turned off, the fridge will use electricity and there is a often a 'service' fee tacked on by the provider.

Long story short, after 6-8 weeks of vacancy, there were maggots crawling on the fridge, rats in the attic, AC was not non functional, and mold growing on walls.  

I have a dead racoon in the mini fridge in case the guests want to make some stew.

We winterized it so shutdown with just there fridge & lights & its just the $28/month nominal charge.The electric for our 5300 sq ft home in upstate NY runs an avg of $110/month all year.

My family will live in the main house and are hoping to turn the 4th bedroom into a small studio apartment and rent that out also since it has it's own attached (already remodeled) bathroom and access to a fridge and washer/dryer.
