From just surface level, if your equity is high and your cash flow is negative, those are clear indicators that it may be time to sell for a gain while you can.

That being said, I think there might be an opportunity for this program to be expanded as the the politicians seem to finally be understanding that they need to do something to fix the lack of supply of new construction homes and I'm thinking this program may end up being a part of their solution.I've tried finding some real meat/details on the program but all I can seem to find is the broad strokes at a really high level. 

With inflation normalizing, the Fed is simply returning rates to a neutral level and they are guessing at the pace of cuts to get there (just like they guessed (wrongly) when keeping rates too low).

PM has thoroughly discussed how they will move forward with this tenant and we have level set with them our expectations.

Because of that, I don't believe it's necessarily accurate to paint a market picture based on inventory levels aloneIn most circumstances, these lots are still moving if priced correctly, and I can back that up as I've sold multiple of them over the past few months.

Since they would eventually pay the taxes on the money (assuming I am correct), I doubt this would rise to the level of a crime per se.

My advice is: If you are managing from a distance, you need someone with a high level of accountability and close proximity to care for your assets.  

Unless you find an attorney that exclusively practices in this area, they won't have that level of knowledge.  

I need to win at the highest level.

I will say there is always some type level of risk when investing in real estate though
