I’m a newbie investor, female, and doing it all on my own so my biggest fear about the location is having troublesome tenants that may try to take advantage of me. 

Well not completely fake the female half Used her mother's name and had her mother's background check to avoid her multiple eviction showing up.

I have a new rental with a rain shower and I personally never liked it but heard a few people say it may be popular to female tenants.I think I don't like it because the large 12" diameter heads usually requires a larger flow rate to make it a nice shower and you don't have the option of installing a hand shower diverter, unless you reconfigure your pipes behind the tiles to install a full blown diverter.Is it a plus or a minus in a rental?

I have been funding the neighborhoods your investing in since 2001.. over 2000 loans in those areas and I owned over 350 of these homes personally.my rent rolls were 99% African American females.. so I know what I speak of by experience.

It’s important to remember that both male and female cats/ dogs mark territory whether or not they are spayed/ neutered.

Unless of course you are saying that the only communities being displaced are gay, minority and female.

Not a lot of solo female travelers are going to want to rent a room in a shared home with a guy they don't know.
