As a lender, I look at rate sheets and loan estimates literally all day long and for the longest time when rates were stable or declining it made little to no sense to pay points. 

Your ARV is way too high, your estimation of costs is off, your exit takes longer.

The 10% of total cost is significantly less than what 50% of the estimated profit would be. 

@John Fields if seller will agree to escrow agreement of 2x the estimated repair costs in escrow and state clearly how you access those funds, that may work if your lender allows.
