Two events must happen for this to work:1 - The accumulated CF must equal the DP,...which means the property is now basically free since the recovery of the DP returns all of the cost to the REI.

I’d look more at the properties long term potential, without knowing anything about the la market or this property, I wouldn’t trade all thing equal a property in la for a bunch of row homes in west Baltimore for instance, however I’d trade just for example a property in a rough part of la for a property in Montgomery county Md.

This is just my opinion, and others can disagree, but when I am buying or selling the most expensive purchase I have made in my life, my preferences is to use an expert Now, as mentioned, not all agents are equal, but if you do find a very good one, they are well worth the commission

  - For purposes of trading equal or up in value (which is necessary in a 1031 to defer all taxes), the value of the property you build is purchase price at time of acquisition + cost of improvements completed before the exchange completes.
