My parents want to get a house closer to town. so my thought was, could I potentially just purchase a multifamily house in Lafayette Indiana using a low down payment financing, since I would plan on being there for a while myself, then rent the other side to them (under market value and less than the crazy high mortgage they pay now, but still high enough to fill an emergency fund into the house) I would be using my own low living expenses to build up capital for my next investment property.

I have just read David Lindahl's "Multi-family Millions" and "Emerging Real Estate Markets."

Perhaps they do not want to deal with calling contractors for home emergencies.

If you move out of the city you must register a property rep with the city that will be contacted in case of emergency.

inherited" tenants like yours are probably waiting to hear from you, so send out contact emergency info and have them respond and include with next rent payment a updated contact sheet,, I'd make an appointment to tour inside of each unit with condition sheet,, the condition from your date of ownership is now what you use for condition move out.. so once that's completed you now know which unit would be tops on your list to rehab and offer an early out to.. if that's a consideration.. you can of course let all tenants know the rent will increase to $$$ when their lease is up and you are accepting 30 or 60 day vacate notices early, they'll be prepared. 

Similarly, cap rates on apartments are being squeezed due to this market's emergence on more and more people's radar.  

San Antonio too, but it seems pricier.B class emerging neighborhoods are fine and value add opportunities  is what I'm looking for.Any inputs or ideas?

It is an extra stream of income that can be used for emergency or fun.
