Thank you all for your opinions and insights, in light of the recent information we have banned Bob Prisco from the forums effective immediately for breaking numerous forum rules.

Many reasons: to encourage/discourage certain economic behavior, to appease a certain industry lobby or some fellow lawmakers or even sometimes a private individual, to buy votes, to balance economic effects of a new law, as well as simply out of incompetence of our lawmakers.

My suggestion would be to select someone with the most forum posts or most reviews.

TT and Youtube also, but you'd have to funnel them to IG to be able to effectively DM.  

Find out where you stand (whether they'd give you the loan, how your credit score effects it, and what your mortgage payment would be).

So, this point is effectively moot.

How do you effectively determine this and how do you propose to the bank to support your rehab costs (again guessing this has to come out of your pocket?)

In my opinion, this is much more effective than texting, which often feels like a constant game of cat and mouse with phone carriers.

One thing I'd think about is that some of the retail products which do this seem to be useable in a 1031 exchange and some not, so I'd keep that in mind when selecting what to invest in, if 1031 exchange is part of your strategy.

However, you have to be very, very selective.
