Starting with a turnkey is certainly the easiest first step for OOS investing but it all depends on your strategy and goals.

Hey Chad, there are different methods of appraisal.

I think you missed;1- easiest and fastest way to sell their property 2- qualified buyers when given the opportunity of buying via seller financing won’t tie up ability.  

Hello Jack, in Texas I find a lot of investors using the Subject 2 method, especially with FHA properties where they are at or under water on their mortgage, but most of the mortgage rates are under 4%.

If your rents are way low, you should methodically increase them.  

Finding a 2nd, 2nd home loan was probably the easiest full doc loan that I’ve done to date… lenders are willing to lend if the fundamentals are strong.  

It is the judge's job so to speak to know the law but yeah having sat in more courts then I want to I understand it isn't always what the law says its whats easiest.
