Looking ahead to rehab work, and after doing my research for mortgage financing etc, amongst many requirements, but one in particular, i was told in order for me to get a mortgage for my investment properties, which will belong to my LLC, i would have to have the deeds in my possession to the properties seasoned for at least 6 months before being considered.

There is definitely money to made in SS, and plenty of people are doing it.I'll also add to Mike's comments that small increases are easily attainable as (1) tenants typically aren't talking to each other about price (i.e. comparing their rent), etc and (2) most tenants don't find a small increase in price motivation enough to spend money on a moving truck and spend a weekend or more moving their belongings to a new facility.

From my experience with Airbnb, most guests that I have booked my place are usually here for a show at Red Rocks, hang with friends, downtown drinks/dinner, mountain trip, etc.
