Now that they have seen you 3 times already, now they are either pissed, interest or curious... either way they will most likely visit your website.Now the display ads take over, and they see you everywhere they go, yahoo, email, netflix, cnn.. you are always in their face.Then all these marketing venues keep on following them over and over again.Now if you are smart, you do this in a very strategic order.DMM is expensive, but it is easier noticed than emailSo I would do DMM first, then once they have seen you, like it or not... sent them an email, then cold call.Fine print is this.

I would not automatically refund the whole trip or even the days they did not stay, as you clearly displayed these facts in your listing and with a vacation rental they may have cost you the ability to book a different guest for those nights, and that lost revenue is not your responsibility.

However my understanding is that it comes more down to the specific regulations in the specific zoning district within your municipality, if there is a display requirement for your rental licensure, if the area enforces its rules and if it allows a certain number of STR's for less days than the general requirement (many allow 3 stays less than 30 days, etc.), and finally quite simply your neighbors take issue or not.
