You don't need to know everything to get started; you need a foundation to build on and the rest will come through experience and then refining your education.You can build a basic understanding of investing in 3-6 months.

Not sure if it was absolutely clear to you but the purpose of my post was to get some foundational knowledge and opinions as I think about the concept in the context of SFR and 2-4 before engaging professionals and analyzing deals.

Beware of realtors that try to sell you on lifetime foundation warranties or tell you the foundation is solid. 

However, on the day the home (4 boxes) were delivered the bank would not wire the money until the boxes were set on the foundation and the prefab company wouldn’t put the boxes on the foundation until the funds were wired.

Once you have this team in place, you should have the foundation to invest in any market confidently while not being there physically.
