Some will be direct lenders (loan their own money), syndicators who obtain their money from private individuals to Wall Street, some will be licensed brokers (who legally are your fiduciary), some affiliates (unlicensed commissioned salespeople), note sellers, correspondents, hypothecators, use white label paper, etc., etc., etc.If you don’t understand where a lender gets its money, and how it will process your loan, you might reconsider borrowing from them.

I'm more of a correspondent lender so I work with ( but not for) the big banks here on the island but offer a bit more personal service ( as its very easy for clients of the big banks to be treated more like numbers than actual clients).

If they apply and are denied, but continue to having problems with the outcome we simply inform them that we have already reviewed their application and unless something has changed where they now meet the criteria that we consider the matter closed and will not be corresponding further.

We also give them a one page of tips for keeping utility costs down, a one page sheet with all the contact info for utilities and garbage day, and all sheets and future correspondence have our contact info (several methods, different people like to communicate differently) for easy reference.

With all of my properties, I would rate my relations with my tenants as an A to A+ with regard to our correspondence, courtesy and on time rent payment.I have only 1 tenant where the relationship is very poor.
